About the Role
We’re seeking a highly skilled, detail-oriented Quantity Surveyor cum Estimator with proven experience in luxury villas to join our team in Dubai. You’ll handle both pre-contract estimation and post-contract commercial management across high-end residential interiors, joinery, premium finishes, hospitality, and exclusive projects—from tender to final handover.
Key Responsibilities
Pre-Contract / Estimation
- Prepare detailed BOQs, cost estimates, and tender documents.
- Perform precise quantity take-offs from architectural, joinery, and MEP drawings for villa designs.
- Analyze and compare supplier/subcontractor quotations for luxury interior packages.
- Develop tender pricing strategies, cost breakdowns, and risk registers for high-end projects.
- Collaborate with design teams to reflect premium materials and finishes in estimates.
Post-Contract / Commercial Management
- Lead cost control, budget tracking, and cash-flow forecasting for luxury villa projects.
- Track & evaluate variations, change orders, and claims with accurate cost impact analysis.
- Prepare monthly valuations, cost-to-complete reports, and final accounts for high-value contracts.
- Support procurement for luxury-grade materials, imported finishes, and bespoke joinery.
- Ensure compliance with FIDIC-based contracts and UAE VAT requirements.
Coordination & Reporting
- Align costs with execution programs alongside PMs, site teams, and procurement.
- Maintain UAE market rate databases for premium finishes and specialized works.
- Attend site meetings to verify progress for interim valuations and commercial accuracy.
Must-Have Qualifications
- Bachelor’s Degree in Quantity Surveying, Civil Engineering, or related.
- Minimum of 5 years experience with at least 3+ years in UAE interior fit-out & joinery.
- Mandatory: Proven delivery of luxury stand-alone villa interiors with premium finishes & joinery.
- Strong grasp of Dubai Municipality, DDA, Trakhees cost-related submissions.
- Proficiency in AutoCAD, PlanSwift, On-Screen Takeoff, Candy, MS Office and estimation tools.
- Excellent English communication & negotiation (Arabic/Hindi an advantage).
Preferred Skills
- Value engineering for luxury residential projects.
- Network of UAE premium suppliers & specialist subcontractors.
- Familiarity with BIM/Revit for quantity extraction.
