This is a full-time on-site role for a Quantity Surveyor at ZAS Constructions LLC in Dubai. The Quantity Surveyor will be responsible for managing all commercial and contractual aspects of fit-out, construction, and renovation projects from inception to completion. Key responsibilities include:
- Prepare detailed cost estimates, budgets, and tender documents based on drawings, specifications, and project requirements.
- Conduct quantity take-offs and measurements for all project trades.
- Analyze and evaluate subcontractor and supplier quotations to ensure cost competitiveness and compliance with project requirements.
- Prepare Bills of Quantities (BOQ), cost plans, and procurement schedules.
- Monitor project costs and expenditures against approved budgets and provide regular cost reports to management.
- Manage variations, change orders, and claims, ensuring proper documentation and commercial evaluation.
- Prepare interim valuations, payment applications, and final accounts.
- Negotiate contracts and commercial terms with subcontractors and suppliers.
- Evaluate subcontractor progress claims and certify payments.
- Identify and mitigate commercial risks throughout the project lifecycle.
- Coordinate with project managers, engineers, designers, procurement teams, and clients to ensure commercial objectives are achieved.
- Review contract documents and ensure compliance with contractual obligations.
- Assist in project forecasting, cash flow management, and financial reporting.
- Ensure all quantity surveying activities comply with company policies, project specifications, applicable regulations, and industry standards.
- Support management in maximizing project profitability while maintaining quality and client satisfaction.
