Senior Quantity Surveyor (Civil & MEP)
Job Purpose
The Senior Quantity Surveyor is responsible for managing all commercial and contractual aspects of Civil and MEP works throughout the project lifecycle. The role includes cost estimation, budgeting, procurement support, contract administration, valuation of works, variation management, claims preparation, and cost control to ensure project profitability and compliance with contractual obligations.
Key Responsibilities
Pre-Contract Duties
- Review tender documents, drawings, specifications, and contract conditions.
- Prepare quantity take-offs and cost estimates for Civil and MEP works.
- Analyze subcontractor and supplier quotations.
- Assist in tender evaluations and procurement processes.
- Prepare budgets and cost plans for project execution.
Post-Contract Duties
- Administer project contracts and ensure compliance with contractual requirements.
- Prepare and submit interim payment applications and final accounts.
- Evaluate subcontractor payment applications and certify payments.
- Monitor project costs, budgets, and cash flow forecasts.
- Maintain cost reports and provide regular commercial updates to management.
- Identify cost-saving opportunities and value engineering proposals.
Variations and Claims Management
- Prepare, evaluate, and negotiate variation orders.
- Assess the commercial impact of design changes and additional works.
- Prepare extension of time (EOT) and cost claims where applicable.
- Maintain records supporting claims and contractual correspondence.
- Negotiate and settle variations and claims with clients, consultants, and subcontractors.
Measurement and Cost Control
- Perform quantity measurements in accordance with project requirements.
- Monitor material consumption and labor productivity.
- Verify quantities executed on site and reconcile with approved drawings.
- Conduct cost analysis and forecasting to ensure budget compliance.
- Identify potential commercial risks and recommend mitigation measures.
Contract Administration
- Review contracts, subcontracts, and purchase agreements.
- Ensure compliance with contract terms and conditions.
- Prepare contractual correspondence and notices.
- Assist in dispute resolution and claim negotiations.
Coordination and Reporting
- Coordinate with project managers, engineers, planners, procurement teams, and finance departments.
- Attend commercial and progress meetings.
- Prepare monthly commercial reports and management presentations.
- Support project close-out activities and final account settlements.
Qualifications
- Bachelor’s Degree in Civil Engineering, Quantity Surveying, Mechanical Engineering, Electrical Engineering, or a related discipline.
- Professional certifications such as MRICS, AIQS, CIQS, or equivalent are preferred.
Experience
- Minimum 10–15 years of experience in quantity surveying and commercial management.
- Extensive experience in large-scale building, infrastructure, industrial, or EPC projects.
- Strong experience in both Civil and MEP quantity surveying functions.
- GCC/UAE project experience preferred.
Pay: AED18,000.00 – AED20,000.00 per month
