We are looking for an experienced Senior Real Estate Financial Analyst (remote/part time) to lead financial modeling, feasibility studies, investment analysis, and capital structuring for real estate developments. The ideal candidate has a strong background in financial modeling, cash flow projections, and waterfall structuring, with experience in high-end residential or mixed-use developments. This role offers flexibility as either a full-time or part-time position, with remote work options.
Key Responsibilities
· Develop detailed financial models for real estate projects, including feasibility studies, cash flow projections, and waterfall distributions.
· Conduct market research and financial due diligence to assess investment risks and opportunities.
· Perform sensitivity analyses and evaluate project feasibility under various economic and market scenarios.
· Assist in structuring capital stacks, including equity and debt financing strategies.
· Collaborate with the development team to evaluate project costs, revenues, and returns on investment (ROI).
· Prepare investment memorandums and financial reports for internal and external stakeholders.
· Support deal negotiations by providing data-driven insights on financial structuring and development strategies.
· Maintain financial databases and track performance metrics for ongoing projects.
Qualifications & Requirements
· Minimum 6 years of experience in real estate financial analysis, preferably in luxury residential or mixed-use development.
· Strong proficiency in financial modeling (Excel, Argus, or similar tools) with expertise in cash flow projections and waterfall modeling.
· Experience conducting feasibility studies, investment analysis, and structuring capital stacks.
· Ability to interpret architectural plans, cost estimates, and development schedules to integrate into financial models.
· Ability to work independently in a remote environment while coordinating effectively with the development team.

Pay: AED5,000.00 – AED10,000.00 per month
