About the Role
We are seeking an experienced Interim Facilities Maintenance Advisor to support the establishment of an owner-side Facilities Management function for a portfolio of commercial, residential, and retail properties in Abu Dhabi.
This strategic assignment is focused on developing the maintenance organization, establishing best-practice maintenance processes, and supporting the recruitment and development of the in-house Facilities Management team.
The successful candidate will work closely with senior management to build a high-performing maintenance organization that delivers safe, reliable, cost-effective, and customer-focused facilities services.
Key Responsibilities
- Develop the Facilities Management organizational structure and governance model.
- Define staffing requirements and prepare job descriptions for all maintenance and FM positions.
- Develop maintenance strategies for commercial, residential, and retail assets.
- Establish preventive, predictive, and corrective maintenance programs.
- Develop maintenance policies, SOPs, workflows, and operational standards.
- Create maintenance KPIs, service levels, and performance reporting dashboards.
- Develop the annual maintenance budget and resource plan.
- Establish contractor management processes, service level agreements (SLAs), and performance monitoring frameworks.
- Support the selection and implementation of a CMMS and maintenance planning processes.
- Develop an asset register and maintenance planning framework.
- Participate in interviewing, evaluating, and selecting key Facilities Management personnel.
- Mentor the newly established Facilities Management leadership team during the mobilization phase.
Qualifications & Experience
- Bachelor’s degree in Mechanical, Electrical, Civil, or Facilities Management.
- Minimum 15 years of Facilities Management and maintenance experience.
- At least 5 years in a senior leadership or advisory role.
- Proven experience establishing or transforming maintenance organizations for commercial, residential, and retail property portfolios.
- Strong knowledge of MEP systems, building fabric maintenance, vertical transportation, fire and life safety systems, and building management systems (BMS).
- Experience with CMMS implementation and maintenance planning.
- Strong understanding of contractor management, procurement support, budgeting, and lifecycle asset management.
- Previous UAE or GCC experience is essential.
Preferred Background
Experience with leading real estate developers, property owners, mixed-use developments, shopping malls, residential communities, or commercial office portfolios is highly desirable.

Contract Details
- Initial contract of 3–6 months, with the possibility of extension.
- Immediate availability is preferred.
- Based in Abu Dhabi with regular site visits.
- Flexible engagement (full-time or part-time) depending on the candidate’s availability.
