Job Purpose
Manage the performance of Aldar’s residential and commercial property portfolio, planning capital upgrades to enhance value and maximize returns.
This role is exclusively for Emiratization candidates.
Roles & Responsibilities
Market Research
Conduct regular market research on rental rates to set appropriate internal rates for Aldar’s residential and commercial properties.
Analyze market conditions and forecast changes in rates and occupancy levels in collaboration with the Director of Investment Management.
Monitor competitors’ assets to identify potential risks to demand, rates, and asset classes.
Identify and implement value-add initiatives.
Recommend rental rate adjustments based on market trends.
Facilitate CAPEX programs to acquire new capabilities and equipment.
Conduct development feasibility studies and draft associated IC Business Cases.
Asset Management
Oversee the residential and commercial asset portfolio.
Review financial statements, market data, and economic indicators to assess operational impact and compliance.
Monitor asset performance to meet financial targets.
Maximize asset returns and utilization.
Improve maintenance productivity and optimize space and equipment reliability.
Ensure profitability by minimizing inefficiencies and capital expenditures.
Provide input on asset repositioning and disposal strategies in collaboration with the Director of Investment Management.
Align pricing strategies and payment schedules with market prospects and client relationship goals.
Risk Management
Assess and manage risks related to asset operation and utilization to align with investment objectives.
Key Results Areas
Regular review of market economics and residential rates.
Effective management of the asset portfolio.
Collaborate smoothly with subsidiaries like Khidmah and Provis.
Achieve financial targets for the residential and commercial portfolio.
Skills & Experience
Related Years of Experience
Minimum of 10+ years, including at least 5 years in real estate, property and asset management, investment banking, or related advisory fields.
Years of Experience in Managerial Position
Minimum of 2+ years in a managerial role.
Field of Experience
Banking, real estate consultancy, management consultancy.
Technical and Interpersonal Skills
Strong analytical and quantitative skills; proficiency in MS Office, with advanced Excel skills essential.
Proven experience in valuation and financial modeling.
Ability to analyze, evaluate, and support rapid decision-making.
Competence in managing transaction documentation such as NDAs, MoUs, LoIs, and SPAs.
Capability to prepare Board-level papers and investment memoranda.
Qualifications
Bachelor’s Degree in Engineering, Economics, Finance, or Accounting; MBA (Finance), CFA, CA, or CPA preferred.
