We are seeking an authoritative, highly technical, and detail-oriented Site Engineer (Civil & Premium Finishing) to serve as our primary technical representative on-site.

Position Summary

The Site Engineer will manage the critical transition from core-and-shell structural execution to high-end, luxury architectural finishing. This role demands an exceptional balance of deep civil engineering knowledge (concrete, post-tensioned systems) and an uncompromising eye for aesthetic perfection in interior and exterior fit-outs. You will be responsible for enforcing contract compliance, verifying technical specifications, eliminating execution errors, and leading the project to a defect-free handover.

Key Responsibilities

1. Structural & Civil Supervision

  • Design Compliance: Oversee, inspect, and approve daily site execution to ensure 100% compliance with approved structural drawings, Issued for Construction (IFC) blueprints, and international building codes.
  • Core & Shell Verification: Supervise critical structural phases, including advanced formwork systems, complex reinforcement steel placement layouts, concrete pouring operations, and Post-Tension (PT) slab stress monitoring.
  • Civil Infrastructure: Monitor structural stability, blockwork, internal plastering, and waterproofing systems across all wet areas, basements, and facades.

2. Premium Finishing & Fit-Out Oversight

  • Luxury Material Execution: Direct and evaluate the installation of high-end finishing elements, ensuring strict adherence to architectural intent, approved mock-ups, and material submittals.
  • Interior Fit-Out Inspection: Supervise premium flooring installations (book-matched marble, intricate tiling, hardwood layouts), complex gypsum ceiling profiles, high-end architectural joinery, custom wall paneling, and architectural glazing.
  • Cladding & Facade Control: Monitor the installation of external facade systems, curtain walls, and natural stone/GRP cladding, ensuring perfect alignment, sealing, and structural anchoring.
  • Interface Management: Coordinate the exact intersection of civil finishes with concealed MEP services (access panels, linear slot diffusers, flush lighting profiles, and floor-recessed fixtures) to prevent aesthetic or functional clashes.

3. Quality Assurance, Snagging & Handover

  • Mock-Up Approvals: Establish benchmark quality standards by supervising and approving initial material mock-ups on-site before mass installation begins.
  • Meticulous Snagging: Implement a proactive, continuous snagging process throughout the construction lifecycle—rather than waiting for project completion—to catch and rectify defects early.
  • Defect Management: Issue clear, detailed punch lists to contractors and track de-snagging progress rigorously via digital tools to guarantee an absolutely flawless final handover to the client.

4. Progress Tracking, Site Digitalization & Safety

  • Digital Reporting: Actively utilize HAOarchitect’s project management to log daily site activities, track task progress, upload photographic evidence of inspections, and provide management with real-time site transparency.
  • Schedule Enforcement: Cross-reference physical daily site progress against the baseline master construction schedule to identify potential delays and implement immediate corrective actions with contractors.
  • Safety & Code Compliance: Enforce stringent site safety standards in accordance with international safety regulations (such as NFPA fire life safety codes) and local municipal building regulations.

Required Qualifications & Technical Skills

Education & Professional Experience

  • Degree: Bachelor’s Degree in Civil Engineering, Architectural Engineering, or a strictly related discipline from an accredited institution.
  • Experience: A minimum of 5 to 8 years of robust, hands-on site supervision experience, with a proven track record of successfully delivering premium high-rise towers (40+ stories) or ultra-luxury mixed-use developments.
  • Dual Portfolio: Must demonstrate a balanced portfolio split between heavy structural concrete/PT works and high-end, luxury internal fit-outs/finishing.

Technical Competencies

  • Advanced Blueprint Literacy: Master-level capability in reading, interpreting, and cross-referencing multi-disciplinary drawing packages, including Structural, Architectural, Interior Design (ID), and MEP schematics.
  • Material Science & Tolerances: Deep knowledge of international construction standards, material curing times, finishing tolerances (e.g., floor flatness/levelness checks), and premium finishing application techniques.
  • Digital Tools: Highly proficient in AutoCAD for quick site verifications and experienced in using digital site-logging, snagging, and task management software (e.g., Procore, BIM 360, Fieldwire, or similar digital platforms).

Leadership & Soft Skills

  • Uncompromising Eye for Detail: An aesthetic sensibility that refuses to accept sub-par finishing, misalignments, or minor cosmetic blemishes.
  • Contractor Management: Strong, authoritative communication skills with the ability to manage tough conversations, reject substandard contractor work, and drive site teams to meet strict deadlines.
  • Technical Problem-Solving: Ability to analyze design discrepancies on the fly and propose practical, engineering-sound site solutions without compromising structural safety or design aesthetics.
