The Senior Director – Investment Analysis is responsible for leading the investment analysis and underwriting function for a diversified real estate investment portfolio. This role drives the evaluation of investment opportunities, acquisitions, joint ventures, development projects, and strategic initiatives by providing robust financial, commercial, and market analysis. The position plays a critical role in supporting investment decision-making, capital allocation, and portfolio optimization to maximize long‑term value creation.
Key Responsibilities Investment Analysis & Underwriting
- Lead the evaluation of real estate investment opportunities across residential, commercial, mixed‑use, hospitality, and land development sectors.
- Oversee the preparation and review of complex financial models and investment cases.
- Assess acquisitions, dispositions, partnerships, and joint venture opportunities.
- Conduct valuation analyses utilizing DCF, NPV, IRR, ROI, sensitivity, and scenario analysis methodologies.
- Develop recommendations on investment opportunities based on financial and strategic merit.
Financial Modeling & Feasibility Studies
- Direct the development and enhancement of sophisticated financial models for investment and development projects.
- Review project feasibility studies, development proformas, and cash flow projections.
- Evaluate funding requirements, capital structures, and financing strategies.
- Ensure the integrity and consistency of assumptions utilized across investment analyses.
Market Research & Commercial Assessment
- Lead market research and competitive analysis to identify trends, opportunities, and risks.
- Analyze supply‑demand dynamics, pricing trends, absorption rates, and market performance indicators.
- Assess commercial viability and strategic positioning of proposed investments.
- Provide market intelligence to support investment and portfolio decisions.
- Monitor and evaluate portfolio performance against investment objectives and benchmarks.
- Identify opportunities for portfolio optimization and value enhancement.
- Support capital allocation decisions and long‑term investment planning.
- Conduct periodic reviews of asset performance and investment strategies.
Investment Committee & Executive Reporting
- Prepare comprehensive investment memoranda, business cases, and executive presentations.
- Present investment recommendations and analytical findings to senior leadership and governance committees.
- Support executive decision‑making through clear and data‑driven insights.
- Ensure investment proposals meet governance and approval requirements.
- Identify and assess financial, commercial, operational, and market risks.
- Conduct sensitivity and downside scenario analyses to evaluate investment resilience.
- Develop risk mitigation strategies and recommend appropriate safeguards.
- Ensure compliance with internal governance frameworks and investment policies.
Leadership & Stakeholder Management
- Lead, mentor, and develop a high‑performing investment analysis team.
- Collaborate with finance, development, strategy, commercial, legal, and project delivery teams.
- Manage relationships with external advisors, consultants, financial institutions, and investment partners.
- Drive continuous improvement of analytical tools, reporting standards, and investment processes.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Economics, Accounting, Business Administration, or a related discipline.
- CFA, CPA, CAIA, FRM, or similar professional certification is highly desirable.
Experience
- Experience in investment analysis, real estate investment, corporate finance, investment banking, private equity, asset management, or related fields.
- Significant experience in large‑scale real estate developments and investment portfolios.
- Demonstrated expertise in evaluating complex investment transactions and development opportunities.
- Experience presenting investment recommendations to executive leadership and governance committees.
- Previous experience within real estate developers, investment funds, sovereign wealth funds, asset management firms, or investment advisory organizations is preferred.
