Position Overview:
The Senior Contract Manager is responsible for leading all contractual and commercial aspects of major construction projects, ensuring compliance, mitigating risks, and protecting the organization’s interests. This role requires expert-level contract administration, negotiation skills, and strategic oversight of complex commercial arrangements from pre-construction through project closeout.
Key Responsibilities:
Contract Development and Negotiation
- Lead negotiation of prime contracts, subcontracts, and supplier agreements for major construction projects
- Draft, review, and finalize complex contract documents including terms and conditions
- Ensure contract terms align with company policies, legal requirements, and project objectives
- Negotiate favorable commercial terms while maintaining positive client and partner relationships
- Advise on contract strategy and risk allocation for various delivery methods (Lump Sum, GMP, Cost Plus, Design-Build)
Contract Administration and Compliance
- Oversee contract administration activities from award through closeout across multiple projects
- Ensure compliance with contractual obligations, specifications, and regulatory requirements
- Monitor contract performance and identify potential issues or breaches
- Maintain comprehensive contract documentation and correspondence records
- Coordinate with legal counsel on complex contractual matters and disputes
- Manage contract amendments, modifications, and supplemental agreements
Claims and Dispute Management
- Identify, evaluate, and manage contract claims including delay, disruption, and scope changes
- Prepare and negotiate claims on behalf of the organization
- Defend against contractor and subcontractor claims through analysis and documentation
- Lead dispute resolution efforts including mediation, arbitration, and litigation support
- Document and communicate claim strategies to senior leadership
- Maintain detailed records to support claims and defenses
Change Order Management
- Review, analyze, and negotiate change orders and contract modifications
- Ensure proper documentation and justification for all change orders
- Evaluate pricing and schedule impacts of proposed changes
- Establish change order approval processes and thresholds
- Track cumulative impact of changes on project budget and schedule
- Coordinate with project teams to minimize scope creep
Risk Management and Compliance
- Identify and assess contractual risks across project portfolio
- Develop risk mitigation strategies and contingency plans
- Ensure compliance with insurance requirements, bonding, and indemnification provisions
- Monitor subcontractor compliance with contract terms and conditions
- Implement contract management best practices and standard procedures
- Conduct contract risk reviews at key project milestones
Required Qualifications:
- Bachelor’s degree in Construction Management, Engineering, Business, Law, or related field required
- Minimum 7-10 years of contract management experience in construction industry
- At least 3 years managing contracts for projects exceeding $25M in value
- Experience with multiple project delivery methods and contract types
- Proven track record of successful claim management and dispute resolution
- Background in both owner and contractor perspectives preferred
