Operations Supervisor: Immediate Joiner – FM Experience

Job Purpose:

This position is to lead teams comprising of Sr. technicians and multidiscipline technicians daily to ensure client facilities are handled on a superior basis. The daily tasks will include reactive works, planned preventative maintenance and minor capital works. The main objective is to excel the level of client expectations by ensuring you manage and deploy your resources efficiently and effectively.

Principal Accountabilities/ Key Result Areas:

Supervision

· Supervise your team of Sr. Technicians, technicians and MEP service provider’s manpower to ensure that all works are carried out in a professional and timely manner.

· Ensure that each team member executes their work to meet the industry’s best practice within the set contractual SOW & its priority timeline.

· Establish relationships with your SSM Provider suppliers to ensure the quality of work meets the industry’s best practice.

· Supervise the co-ordination between our customers and your team members to ensure satisfactory communication and completion of work.

Workload Planning:

· Prepare daily, weekly and monthly schedules of work for your team across PPM, Corrective Maintenance, additional work and helpdesk / CAFM related jobs.

· Establish methods of working practice for each PPM/CM task as per the set Industrial Practices and ensure that all members of the team understand their responsibilities.

· Ensure that you allocate work to your team to optimize productivity and quality of service.

· You must have full control over the level of work issued by the CAFM System / Helpdesk to ensure we respond to the necessary requirements within the agreed timeframe as per the respective FM Contract.

Operations

· Create a team and working environment to ensure that all operatives work together to support each other and deliver the team’s overall responsibilities.

· Ensure that your team is fully conversant with the company’s & respective contract operating procedures for all types of work, as applicable.

· Carry out routine inspection of work to ensure that the quality of workmanship meets the service level agreements and excels key performance indicators.

· Report to your Facility Manager on and as required basis to discuss workload and other issues.

· Ensure that your team members are consistent and reliable in terms of time keeping and attendance.

· Assist with the production of proactive/housekeeping routines that will support the reduction of client complaints and related calls.

· Perform routine tasks as and when required to always ensure completion of work within the agreed work schedules.

· Make the necessary reports for all activities and check daily the meter reading for correctness.

Customer Relations:

· Ensure that communication between your team members and the clients/project management is timely and professional.

Knowledge, Skills Experience and Competencies:

Qualification:

Appropriate Engineering Diploma and or Trade Certificate qualification matching the contract requirements.

Experience

5 to 8 years post qualification experience within the maintenance services market sector preferably in a commercial or high rise building or the apartment complex demonstrating: sound knowledge of building systems, workload planning, customer service satisfaction and quality workmanship.

Core Competencies:

Good written and spoken English
Technical expertise including the planning of minor works, preventive and corrective jobs.
Leadership qualities, especially team leadership skills and superior man management ability.
Communication skills, focused towards fostering customer relations.

Job Type: Full-time

Pay: Up to AED5,000.00 per month
