Premium Solutions Consultancy is currently seeking a highly qualified and experienced Property Manager to join our team. As a Property Manager, you will be responsible for overseeing the operations and management of our diverse portfolio of commercial and residential properties. You will ensure the properties are well-maintained, financially profitable, and meet the needs of our tenants and property owners.
Responsibilities :
Coordinate with the property management office for all matters including contracts, rentals, sales, maintenance, accidents, and breaches.
Handle property expenses such as taxes, leases, insurance premiums, and maintenance costs.
Report the property’s financial status, occupancy, and expiring leases to management.
Develop and implement property management plans to maximize occupancy rates and rental income.
Supervise and coordinate smooth move-in and move-out processes for tenants.
Investigate and resolve property complaints and rental violations.
Manage maintenance issues by coordinating with maintenance teams, especially for vacant properties.
Inspect building structures regularly for repairs and renovations.
Monitor safety and cleanliness of interior and exterior areas, including parking, recreation spaces, and fitness centers.
Maintain building assets such as furniture, elevators, fire alarms, CCTV, and other installations.
Oversee the maintenance of HVAC systems, including chillers and AHUs.
Ensure smooth daily property operations and adapt to changing weather conditions.
Provide updates and recommendations to Top Management on construction, alterations, and maintenance needs.
Prepare regular reports on maintenance, repairs, safety, and costs, including photographic documentation.
Coordinate with Owners Associations, Property Management, and Facility Management companies.
Meet with prospective tenants and clients to discuss real estate deals and assess their needs.
Negotiate and seek approval for contracts from Top Management.
Perform additional duties as directed by Top Management.
Attend management meetings as required.
