Job Summary
The Project Manager is responsible for leading and delivering interior fit-out projects from award to final handover, ensuring successful execution within approved budgets, project schedules, quality standards, and HSE requirements.
The role oversees all phases of the project, including planning, procurement, construction, coordination with consultants and subcontractors, testing & commissioning, snagging, and final client handover. The Project Manager serves as the primary point of contact for clients and is responsible for maintaining strong stakeholder relationships while ensuring the successful delivery of turnkey interior projects.
Key ResponsibilitiesProject Planning
- Review contracts, drawings, specifications, BOQs, and project requirements.
- Prepare detailed project execution plans, construction schedules, and resource plans.
- Define project milestones and monitor progress throughout the project lifecycle.
- Coordinate manpower, equipment, subcontractors, and material requirements.
Project Execution
- Manage day-to-day site operations and supervise Site Engineers, Supervisors, QA/QC, HSE personnel, and subcontractors.
- Ensure all works are executed in accordance with approved drawings, specifications, project standards, and local regulations.
- Coordinate architectural, civil, MEP, joinery, finishing, and specialist subcontractors.
- Resolve technical, construction, and coordination issues efficiently.
Client & Consultant Management
- Act as the primary contact between the company, client, consultants, and stakeholders.
- Attend progress meetings and prepare weekly/monthly project reports.
- Coordinate inspections, approvals, and consultant comments.
- Maintain strong client relationships throughout the project.
Cost & Commercial Management
- Monitor project budgets and overall project costs.
- Identify cost risks and recommend corrective actions.
- Review subcontractor progress, payment applications, and quotations.
- Manage project variations, change orders, and contractual documentation.
- Support the Commercial Department on claims and project commercial matters.
- Monitor project cash flow and financial performance.
Procurement Coordination
- Coordinate procurement schedules with the Procurement Department.
- Monitor long-lead materials and supplier performance.
- Ensure timely delivery of materials, equipment, and subcontract packages.
- Review and approve material submittals and shop drawings where required.
Quality Management
- Ensure compliance with Exceptional’s Quality Management System.
- Monitor inspections, testing, and QA/QC procedures.
- Manage snagging, de-snagging, and quality close-out activities.
- Deliver projects with minimal defects and high client satisfaction.
Health, Safety & Environment (HSE)
- Ensure compliance with Saudi regulations and company HSE policies.
- Conduct regular site safety inspections.
- Promote a proactive safety culture across all project teams.
- Ensure corrective actions are implemented for identified safety issues.
Programme Management
- Develop and monitor project schedules using Microsoft Project or Primavera P6.
- Identify delays and implement recovery plans where necessary.
- Maintain accurate progress tracking and reporting.
Project Close-Out
- Coordinate testing and commissioning activities.
- Manage final inspections and consultant approvals.
- Ensure all project close-out documentation is completed.
- Obtain project completion certificates and final client handover.
Qualifications
- Bachelor’s Degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
- PMP Certification is an advantage.
- Minimum 8 years of experience managing interior fit-out projects.
- Proven experience delivering commercial, hospitality, retail, residential, or corporate turnkey fit-out projects.
- Previous experience in Saudi Arabia or GCC is preferred.

Working Conditions
- Full-time position based in Riyadh, Saudi Arabia.
- Frequent travel between project sites across the Kingdom.
- Combination of office-based planning and on-site project supervision.
- May require extended working hours to meet project milestones.
