Job Summary:
MUST HAVE AT LEAST 5 YEARS MINIMUM EXPERIENCE IN HIGH RISE BUILDINGS
The incumbent has a good deal of freedom to operate pro-actively in concert with the General Manager and present the later with relevant data and solutions which shall ensure that matters which may affect the Departments performance are identified, investigated and resolved. The title holder is required to design and implement agreed strategy, systems, controls and programs that support the achievement of these objectives. The project manager will be accountable for delivering projects in a matrix environment on time, within scope and budget. Project manager will be expected to provide project management coaching and training services as requested to other employees or consultants managing projects.
Duties & Responsibilities:
The Incumbent will have overall responsibility for the planning, management, coordination and financial control of a construction project. The project manager may be involved from the initial conception and design of the project, through its construction, to its completion. Project managers are likely to work on more than one project at a time.
Responsible for managing projects with complete accountability working with the business partners to deliver project on time, within budget and scope.
Ensure that all projects are within the Company policies, standard operating procedures and objectives as approved by the General Manager.
Contribute to managing interfaces with Consultants, Contractors, Suppliers and Engineers and in identifying operating risks of each development so that achieves its profit objectives, incurs no financial losses and meets it development compliance objectives.
Prepares project proposal and determine time frame, budget, staffing requirements, and allotment of available resources to various phases of project.
Ensure proper and professional performance of all design and supervising Consultant Staff.
Outlines work plan, assign duties, responsibilities and scope of authority. Must be able to align the engineer’s objectives with the project and organizations objectives in terms of coaching, feedback, training, performance review and recognition.
Coordinates activities of project to ensure project progresses on schedule and within defined budget in terms of labor cost and material cost. Coordinating with various departments.
Assisting in the procurement of subcontractors and supplies.
Developing, monitoring, updating and communicating the progress schedule and its periodic revisions and coordinate with various departments.
Reviews status reports prepared by site engineers and modifies schedules or plans as required.
Managing subcontractors schedule, quality of work, coordinating with other trades and payments.
Prepare MIS reports for the management regarding the projects.
Control quality and cost of projects through surveys, site visits, liaison with contractors and authorities, plan reviews and bidding procedures.
Monitor the progress of projects be maintaining communication with the site supervisor, general contractor, or through direct site inspection to ensure on-time store opening.
Perform follow-up work on completed projects including punch list items, warranty items and repair items.
Maintenance of proper and up-to-date project file administration records both hard and soft copy that is acceptable to internal and external auditors. Closely monitor the work progress and report to the General Manager for necessary advice/action (as needed).
Closely monitor all Submittals, Variation Requests and Site Instruction, and make suitable amendments to ensure budget(s) are maintained.
Ensure prompt presentation of material submittals by Consultants and Contractors; make approval recommendation to the General Manager.
Review/comment on Consultants/Contractors reports and ensure timely completion for monthly/management reporting.
Monitor and control snagging lists, prepared by Consultants at Taking Over, and advise acceptance/rejection to Final Completion.
Follow-up with concerned Authorities, Consultants and Contractors, to ensure that all NOC’s and permit approvals are obtained for the smooth execution of the works, and to avoid delay to the program.
