Job Description: Project Manager (High-Rise)
Location: Dubai, UAE
Sector: Main Contractor / Tier-1 Construction
Reporting to: Project Director / General Manager
Role Objective
To provide overall leadership and direction for the delivery of a high-rise development. The Project Manager is legally and financially responsible for the project’s success, ensuring that all departments (Engineering, Procurement, Construction, and Finance) work in harmony to meet the developer’s expectations and the company’s profit margins.
Key Responsibilities
- Financial Management: Profit and Loss (P&L) responsibility. Monitor the project budget, approve major expenditures, and ensure the project achieves the target margin.
- Contract Administration: Manage the contract between the Contractor and the Client (usually FIDIC-based). Ensure all notices, variations, and claims are handled according to strict legal timelines.
- Stakeholder Management: Act as the primary point of contact for the Developer (Client), Lead Consultant, and Government Authorities.
- Risk Mitigation: Identify high-level risks (e.g., supply chain disruptions, legislative changes, or design gaps) and implement robust contingency plans.
- Procurement Strategy: Approve the selection of Tier-1 sub-contractors and specialized high-rise vendors (e.g., facade, vertical transportation, and MEP).
- Quality & HSE Governance: Set the culture for "Zero Harm" and "Right First Time." Ensure the project meets the international standards (ISO) and local Dubai Municipality codes.
- Project Reporting: Present monthly executive summaries to the Board, detailing financial health, progress vs. baseline, and critical roadblocks.
- Handover & Close-out: Oversee the final testing and commissioning (T&C), Building Completion Certificate (BCC) process, and the transition to the Facilities Management (FM) team.
Required Qualifications & Experience
- Education: Bachelor’s Degree in Civil Engineering or Architecture. A Master’s in Project Management or PMP Certification is highly preferred.
- Experience:
- 18–20+ years in the construction industry.
- Proven experience as a PM on at least two landmark High-Rise towers (G+50 minimum) in the UAE.
- Strong background in managing multi-million AED budgets.
- Technical Skills:
- Advanced understanding of FIDIC Contracts.
- Proficiency in project management software and ERP systems (e.g., SAP, Oracle, or Procore).
- Deep knowledge of Dubai’s "Permit to Work" systems and authority approval stages.

- Leadership & Diplomacy: The ability to keep a team of 50+ staff and 2,000+ workers motivated while handling tough negotiations with the Client.
- Decision Making: Quick, data-driven decision-making under high pressure (e.g., deciding whether to stop a pour due to weather or quality concerns).
- Commercial Acumen: Understanding the "Value Engineering" process to save costs without compromising the building’s integrity.
- Cultural Intelligence: Experience managing a diverse, multi-national workforce and stakeholder group.
