Project Director – Civil (High Rise Buildings) Jobs in Dubai at Abdulla Al Arif Investment

The Project Director is responsible for the overall leadership, strategic direction, and successful delivery of large–scale or multiple construction projects. This role carries full executive accountability for project performance across the portfolio — overseeing Project Managers and Senior Project Teams, approving budgets, schedules, and major procurement decisions, leading high–level client and stakeholder relationships, governing contract administration and claims management, driving risk strategy, and ensuring full compliance with contractual, regulatory, and HSE obligations. The Project Director also plays a central role in shaping execution strategy, embedding best practices, and continuously improving operational efficiency across the Projects Division.

3. Key Responsibilities

A. Leadership & Strategy

  • Provide overall leadership and executive direction for all assigned projects or the full project portfolio, setting clear objectives, defining execution strategies, and maintaining accountability for delivery outcomes across all sites.
  • Develop project execution strategies and ensure full alignment with company business objectives, commercial targets, and client contractual requirements from project inception through to close–out.
  • Oversee Project Managers and Senior Project Teams across multiple sites, providing strategic direction, reviewing performance, and intervening decisively where projects require senior leadership input.
  • Drive continuous improvement, best practices, and operational efficiency across the Projects Division, embedding lessons learned and standardizing delivery approaches across the portfolio.

B. Project Performance & Risk Governance

  • Monitor overall project performance across the portfolio, maintaining executive–level visibility of schedule, cost, quality, risk, and resource utilisation on all active projects.
  • Identify, assess, and manage strategic risks across the portfolio, ensuring all significant risks are formally escalated, mitigated, and monitored through structured risk management frameworks.
  • Hold Project Managers accountable for project performance against approved baselines, driving corrective actions and improvement plans where performance deviates from targets.

C. Commercial Governance & Contract Administration

  • Approve project budgets, major schedules, and significant procurement and subcontract decisions, ensuring all approvals are properly assessed, commercially sound, and aligned with the project’s financial objectives.
  • Govern contract administration across the portfolio, overseeing the management of variations, claims, and disputes in coordination with the commercial and contracts teams to protect the company’s contractual entitlements.
  • Ensure full compliance with all contractual obligations, local regulatory requirements, and applicable HSE standards across all projects, holding the portfolio accountable to the required legal and operational standards.

D. Client, Consultant & Stakeholder Leadership

  • Lead high–level coordination and relationship management with clients, consultants, Project Management Consultants (PMCs), and key stakeholders across all assigned projects, representing Naresco at the most senior level.
  • Chair and lead senior–level progress and coordination meetings, presenting portfolio performance, resolving escalated issues, and ensuring all agreed actions are captured and actioned by the relevant teams without delay.
  • Manage client expectations at the strategic level, ensuring all change requests, disputes, and relationship issues are handled with appropriate seniority, commercial awareness, and diplomatic effectiveness.

E. Reporting & Organisational Contribution

  • Prepare and present regular portfolio performance reports to the COO, providing accurate, executive–level updates on schedule, cost, risk, quality, and commercial status across all active projects.
  • Contribute to business development and tendering activities as required, providing technical and commercial input on major bids, project execution strategies, and client presentations.

4. Key Competencies

Project Management Tools

Expert proficiency in project management and planning tools including MS Project, Primavera, or equivalent — able to interrogate, challenge, and provide executive–level direction on programme and cost data across the portfolio

Large–Scale Project Leadership

Proven experience directing large–scale or multiple concurrent construction projects in a senior leadership role, with full accountability for delivery outcomes, team performance, and commercial results

Advanced Risk Management

Skilled in identifying, assessing, and governing complex construction risks at a strategic and portfolio level — implementing structured mitigation frameworks and making sound decisions under uncertainty

Commercial & Contract Acumen

Deep understanding of construction contract administration, claims management, commercial governance, and variation entitlement across complex, multi–project environments

Executive Stakeholder Management

Authoritative and credible in leading senior client, consultant, and COO–level relationships — able to manage competing interests, resolve escalations diplomatically, and maintain the company’s reputation and commercial position

Pay: AED40,000.00 – AED45,000.00 per month
