Position: Onsite Planner
Project Type: High-End Luxury Residential Villa

About the Role

We are seeking a proactive and experienced to join our project team for the construction of a high-end luxury villa in Dubai. The successful candidate will play a key role in planning, coordinating, monitoring, and reporting project progress while ensuring design, procurement, subcontractor activities, and construction remain aligned with the approved programme.

This position requires a hands-on planner who can work closely with the Project Manager, consultants, subcontractors, procurement, and commercial teams to drive the project forward and proactively manage programme risks.

Key Responsibilities

Planning & Programme Management

  • Develop, maintain, and update the project programme using Primavera P6.
  • Prepare and maintain baseline, recovery, and revised programmes.
  • Produce 2-week, 4-week, and 8-week look-ahead schedules.
  • Monitor critical path activities and identify potential delays.
  • Track planned versus actual progress and recommend corrective actions.

Site Coordination

  • Monitor daily construction activities across all disciplines.
  • Coordinate with site engineers, subcontractors, and consultants to ensure work progresses according to the programme.
  • Identify interface issues and resolve sequencing conflicts between trades.

Design & Technical Coordination

  • Track shop drawing submissions, consultant reviews, approvals, and resubmissions.
  • Monitor RFIs, technical queries, and consultant responses.
  • Coordinate design activities between Architectural, Structural, MEP, Façade, Interior, Landscape, and Home Automation disciplines.

Procurement Planning

  • Prepare and monitor procurement schedules for long-lead items.
  • Coordinate with the commercial and procurement teams to ensure subcontract awards and material procurement remain ahead of construction.
  • Track manufacturing, delivery, and installation schedules.

Progress Monitoring & Reporting

  • Conduct daily site progress assessments.
  • Prepare weekly and monthly progress reports.
  • Maintain S-curves, dashboards, and productivity reports.
  • Present programme updates during internal and client meetings.

Risk & Delay Management

  • Identify programme risks and potential delays.
  • Prepare mitigation and recovery plans.
  • Assist in Time Impact Analysis (TIA) and Extension of Time (EOT) documentation.
  • Monitor consultant approval durations and procurement lead times.

Authority Coordination

Track project approvals with relevant authorities, including:

  • Dubai Development Authority (DDA)
  • DEWA
  • Dubai Civil Defence (DCD)
  • Telecommunications providers
  • Community Management
  • RTA (where applicable)

Requirements

Qualifications

  • Bachelor’s Degree or Diploma in Civil Engineering, Construction Management, or a related field.

Experience

  • Minimum 5 years of planning experience in the UAE.
  • At least 3 years working on luxury villa or high-end residential projects.
  • Proven experience in construction planning, procurement coordination, and project controls.
  • Experience working with consultants and specialist subcontractors.

Technical Skills

  • Primavera P6 (preferred) or Microsoft Project
  • Advanced Microsoft Excel
  • Microsoft Word and PowerPoint
  • Strong understanding of construction sequencing and project planning
