About the Role
A.Living Holiday Homes is looking for an experienced Operations Manager to lead and optimize our growing holiday homes portfolio across Dubai.
This role is ideal for someone with proven experience in holiday homes, vacation rentals, Airbnb operations, short-term rentals, hospitality operations, or property management who thrives in a fast-paced environment and has a strong focus on operational excellence, guest satisfaction, and team leadership.
You will oversee the end-to-end operations of our holiday homes portfolio, ensuring exceptional guest experiences while maximizing operational efficiency and property performance.
Key Responsibilities
- Manage the daily operations of a growing portfolio of holiday homes across Dubai.
- Lead, mentor, and develop the Operations team to achieve operational excellence.
- Ensure seamless guest check-in and check-out experiences.
- Oversee housekeeping, maintenance, inspections, and property readiness.
- Monitor guest satisfaction and resolve escalated guest concerns efficiently.
- Coordinate with internal departments and external vendors to ensure service quality.
- Ensure compliance with DTCM regulations and company SOPs.
- Monitor occupancy, turnaround times, operational KPIs, and service standards.
- Improve operational processes to increase efficiency and guest experience.
- Manage maintenance schedules and preventive property inspections.
- Support revenue optimization by ensuring properties remain guest-ready at all times.
- Prepare operational reports and performance updates for senior management.
Requirements
- 5+ years of experience in Holiday Homes Operations, Short-Term Rental Management, Vacation Rental Operations, or Hospitality Operations.
- Previous experience managing Airbnb or holiday home portfolios is highly preferred.
- Strong leadership and people management skills.
- Excellent knowledge of Dubai's Holiday Homes regulations (DTCM).
- Experience coordinating housekeeping, maintenance, guest relations, and property onboarding.
- Strong operational planning and problem-solving abilities.
- Excellent communication and stakeholder management skills.
- Experience using PMS platforms such as Hostaway, Guesty, Hospitable, or similar is an advantage.
- Highly organized with the ability to manage multiple properties simultaneously.
