MEP Project Manager Jobs in Dubai at Tomorrow World Real Estate Development L.L.C
Job Purpose
To manage and coordinate all Mechanical, Electrical, and Plumbing (MEP) activities for real estate development projects from design stage through construction, testing, commissioning, handover, and defect liability period. This role ensures that all MEP works are completed on time, within budget, in compliance with authority requirements, and in line with the developer’s quality standards.
Key Responsibilities
Design & Planning
- Review MEP design drawings, specifications, and BOQ during concept, design development, and IFC stages.
- Coordinate with consultants, architects, structural teams, and other stakeholders to ensure MEP design integration.
- Identify value engineering opportunities without compromising quality and functionality.
- Ensure MEP systems comply with local authority regulations, codes, and standards.
- Review and monitor MEP design changes and assess cost and time impacts.
Tendering & Procurement
- Support preparation of MEP tender packages and technical specifications.
- Review contractor and supplier proposals, technical submissions, and material approvals.
- Participate in contractor prequalification, tender evaluation, and appointment processes.
- Coordinate procurement schedules for long-lead MEP items.
- Ensure all approved materials and equipment meet project specifications.
Construction Management
- Monitor site progress of all MEP works including HVAC, electrical, plumbing, firefighting, ELV, lifts, gas systems, and infrastructure connections.
- Ensure contractor compliance with approved drawings, specifications, safety standards, and project timelines.
- Coordinate between site, design, cost, and authority teams to avoid delays and resolve technical issues.
- Conduct regular site inspections and progress meetings.
- Review and verify MEP work progress, shop drawings, method statements, RFIs, and material submittals.
- Ensure proper coordination between MEP and civil/architectural works.
- Track project milestones and ensure timely completion of MEP activities.
Cost Control & Commercial Management
- Monitor MEP budgets and ensure works are executed within approved cost limits.
- Review variation orders, claims, and contractor payment applications related to
MEP works.
- Evaluate cost implications of design changes and site modifications.
- Coordinate with quantity surveyors and cost consultants on MEP-related commercial matters.
Testing, Commissioning & Handover
- Oversee testing and commissioning of all MEP systems.
- Ensure all statutory approvals, inspections, and authority clearances are obtained.
- Review O&M manuals, as-built drawings, warranties, and handover documents.
- Coordinate final snagging, de-snagging, and project handover to facilities management and end users.
- Monitor performance during the defect liability period and ensure prompt closure of outstanding issues.
Stakeholder & Authority Coordination
- Liaise with local authorities, utility providers, consultants, contractors, and internal teams. Attend project progress meetings and prepare MEP status reports.
- Ensure timely approvals from authorities such as DEWA, Dubai Civil Defence, the municipality, telecom providers, and district cooling providers.
Key Skills & Competencies
- Strong knowledge of HVAC, electrical, plumbing, firefighting, ELV, and building systems.
- Strong understanding of local authority requirements and regulations.
- Ability to manage multiple projects and deadlines.
- Excellent coordination, communication, and negotiation skills.
- Strong problem-solving and decision-making abilities.
- Good commercial awareness and cost control knowledge.
- Proficiency in AutoCAD, Revit, MS Project, Primavera, and Microsoft Office.
Qualifications
- Bachelor’s Degree in Mechanical Engineering or Electrical Engineering.
- PMP certification is preferred.
- Additional MEP-related certifications will be an advantage.
Experience
- Minimum 8–12 years of experience in MEP project management.
- Experience working on residential, commercial, mixed-use, hospitality, or high-rise developments.
- Previous developer-side experience is preferred.
- Strong experience in Dubai/UAE authority approvals and project delivery.
Pay: From AED15,000.00 per month
