Leasing & Property Acquisition Manager Jobs in Dubai at Sharafi Group Investments

The Leasing & Property Acquisition Manager will be responsible for identifying, evaluating, negotiating, and securing commercial properties to meet the operational requirements of the Group’s businesses, primarily across Dubai and Abu Dhabi. The role involves sourcing suitable office spaces, warehouses, labour camps, industrial yards, retail spaces, and other commercial properties, while ensuring commercial competitiveness, regulatory compliance, and timely execution of lease transactions.

The position will also be responsible for managing the Group’s existing leased property portfolio, including lease renewals, rent negotiations, landlord relationship management, and ensuring all lease obligations are effectively administered.

Key Responsibilities

Property Sourcing & Acquisition

  • Identify and source suitable commercial properties based on business requirements across the Group.
  • Source office spaces, warehouses, labour accommodation, industrial yards, showrooms, retail units, staff accommodation, and other operational facilities.
  • Conduct market research to identify available properties and monitor prevailing rental trends.
  • Build and maintain strong relationships with landlords, developers, brokers, property consultants, and government entities.
  • Arrange property inspections and coordinate site visits with internal stakeholders.
  • Evaluate potential properties based on location, commercial terms, operational suitability, accessibility, licensing requirements, and future expansion needs.
  • Prepare comparative analyses of available properties, including commercial, financial, and operational evaluations.
  • Present recommendations to management for approval.

Lease Negotiation

  • Lead commercial negotiations with landlords, developers, and their representatives.
  • Negotiate rental rates, lease terms, grace periods, rent-free periods, escalation clauses, fit-out contributions, renewal options, exit clauses, maintenance responsibilities, and other commercial conditions.
  • Ensure lease agreements adequately protect the interests of the Group.
  • Coordinate with legal advisors to review lease agreements before execution.
  • Support management during high-value lease negotiations.

Lease Renewal & Portfolio Management

  • Maintain a comprehensive database of all leased properties across the Group.
  • Monitor lease expiry dates and initiate renewal discussions well in advance.
  • Negotiate favourable renewal terms with landlords to optimise occupancy costs.
  • Review annual rent increases against market conditions and applicable regulations.
  • Coordinate lease amendments, extensions, expansions, and early terminations where required.
  • Ensure timely execution of renewal agreements.

Market Intelligence

  • Continuously monitor commercial real estate market trends in Dubai and Abu Dhabi.
  • Track vacancy rates, rental movements, new developments, and competing projects.
  • Identify cost-saving opportunities through relocation, consolidation, or renegotiation of leases.
  • Maintain an updated database of available commercial properties.

Documentation & Compliance

  • Ensure all lease documentation is complete and properly executed.
  • Maintain digital and physical records of lease agreements and related documents.
  • Ensure compliance with applicable UAE laws, municipality regulations, and leasing requirements.
  • Coordinate security deposits, bank guarantees, insurance requirements, and landlord obligations.

Reporting

  • Prepare monthly leasing activity reports.
  • Report on lease expiries, renewals, savings achieved through negotiations, and ongoing property searches.
  • Maintain dashboards covering occupancy costs, lease commitments, and upcoming renewals.

Qualifications

  • Bachelor’s degree in Business Administration, Real Estate, Property Management, Finance, or a related discipline.
  • Professional qualifications in real estate or property management would be an advantage.

Experience

  • 5–8 years of experience in commercial real estate leasing, property acquisition, or corporate real estate.
  • Strong knowledge of the Dubai and Abu Dhabi commercial property markets.
  • Experience negotiating commercial lease agreements.
  • Existing network with landlords, developers, and property consultants is highly desirable.

  • Accuracy and completeness of lease documentation.
  • Development and maintenance of a strong landlord and broker network.

Pay: AED6,000.00 – AED8,000.00 per month
