Key Responsibilities:
Oversee the general upkeep of the property, including mechanical, electrical, HVAC, plumbing, and building automation systems.
Implement regular inspection schedules to ensure safety and operational effectiveness of all systems.
Supervise building maintenance staff and/or third-party contractors, ensuring work meets high-quality standards and remains within budget.
Develop and execute a preventative maintenance program to reduce downtime and extend equipment lifespan.
Conduct regular audits of building systems, maintenance logs, and asset performance.
Liaise with external service providers and vendors (cleaning, security, landscaping, maintenance).
Review and negotiate service contracts for cost-effectiveness and quality service delivery.
Assist in preparing and managing the facility’s operating budget.
Monitor spending and identify cost-saving opportunities while maintaining quality standards.
Health, Safety, and Environmental Compliance:
Ensure compliance with health and safety regulations, fire codes, and environmental standards.
Prepare and implement emergency procedures for the property.
Conduct regular safety drills and inspections.
Act as a point of contact for tenants, addressing facility-related concerns or issues.
Ensure tenant satisfaction through timely resolution of maintenance requests and excellent service.
Implement energy-saving initiatives and sustainability programs (waste management, green building practices).
Monitor and manage energy usage within the building, aiming for efficiency and cost reductions.
Maintain accurate records of all maintenance activities, service contracts, and inspections.
Provide regular reports to upper management regarding the status of the facility, budget, and ongoing projects.
Skills:
Similar experience in facilities management or a related field.
