Estimator / Quantity Surveyor – Pools, Water Features, Civil & MEP
We are looking for an experienced Estimator / Quantity Surveyor to prepare estimates, BOQs, quantity take-offs, quotations, and commercial submissions for swimming pools, water features, fountains, civil, MEP, landscaping, and related construction projects in the UAE.
Key Responsibilities
- Review tender drawings, BOQs, specifications, scope of work, and tender documents.
- Prepare detailed quantity take-offs for civil, structural, MEP, swimming pool, and water-feature works.
- Prepare project cost estimates and tender pricing.
- Develop BOQs for materials, equipment, manpower, and subcontract works.
- Obtain supplier and subcontractor quotations for pricing purposes.
- Prepare rate analysis and build-up for civil and MEP items.
- Prepare technical and commercial quotations for clients.
- Identify missing information, discrepancies, exclusions, and commercial risks in tender documents.
- Prepare tender clarifications and assumptions.
- Coordinate with Design, Procurement, Projects, and Management during tender preparation.
- Compare estimated cost against awarded project budget.
- Assist in variation pricing, additional works, and change-order preparation.
- Maintain estimation records, price databases, and previous project rates.
- Support project teams with quantity verification and commercial matters when required.
- Prepare payments certificate & accessing project base line and activities deliverable
Typical Scope of Estimation
The candidate may be required to estimate:
- Swimming pools, jacuzzis and plunge pools
- Fountains, dry-deck fountains and water features
- RCC, shotcrete/gunite and reinforcement works
- Waterproofing and finishing works
- Mosaic tiles, stone, coping and stainless-steel works
- Pumps, filters, dosing systems, UV systems and heat pumps
- Pipework, valves, fittings and hydraulic systems
- Electrical panels, cables, lighting and controls
- GRP tanks, acrylic panels and specialist pool equipment
- Landscaping and irrigation works
- Specialist subcontract works
Requirements
- Minimum 2–3 years UAE experience in estimation / quantity surveying within construction, MEP, swimming pools, water features, landscaping, or related contracting works.
- Degree or Diploma in Civil Engineering, Quantity Surveying, Mechanical Engineering, or related field.
- Strong knowledge of quantity take-off and BOQ preparation.
- Ability to read architectural, structural, civil, mechanical, electrical, and plumbing drawings.
- Good understanding of UAE construction rates, materials, labour, and subcontract costs.
- Strong Microsoft Excel skills.
- Experience with AutoCAD and quantity take-off software is an advantage.
- Good commercial and analytical skills.
- Good written and spoken English.
- Ability to handle multiple tenders and meet submission deadlines.
Preferred Candidate
The ideal candidate should be detail-oriented, technically strong, commercially aware, and capable of independently preparing a tender from drawings and specifications through quantity take-off, pricing, quotation preparation, and final commercial submission.
