Job Summary: The DLP Manager is responsible for managing all activities during the Defects Liability Period for completed building projects, ensuring timely identification, rectification, and closure of defects in compliance with contract requirements, specifications, authorities’ standards, and handover commitments. The role requires strong technical knowledge of building construction, MEP systems, finishing works, and authority approvals, with hands-on coordination between site teams, subcontractors, consultants, and clients to achieve final project closeout.
Key Responsibilities:
- Take full ownership of projects during the Defects Liability Period after Practical Completion / Taking-Over
- Review contract documents, specifications, IFC drawings, O&M manuals, warranties, and as-built drawings related to DLP scope
- Establish and manage DLP tracking registers for architectural, structural, MEP, and external works
- Conduct joint inspections with consultants, clients, FM teams, and authorities to identify defects
- Technically assess defects related to finishes, waterproofing, structural cracks, MEP systems, HVAC performance, plumbing leaks, electrical faults, fire & life safety systems, and building automation systems
- Coordinate rectification works with subcontractors, suppliers, and in-house teams without disrupting occupied buildings
- Ensure defect rectifications comply with approved materials, methods, and authority requirements
- Review and approve method statements and risk assessments for DLP rectification works
- Monitor warranty periods for specialized systems including waterproofing, façades, elevators, fire fighting systems, HVAC equipment, pumps, and generators
- Liaise with suppliers and manufacturers for warranty claims, replacement parts, and technical support
- Manage access coordination with clients, tenants, FM teams, and security for DLP works in live environments
- Track response times and closure timelines in accordance with contract conditions and client SLAs
- Verify completed rectification works and obtain consultant/client sign-off for defect closure
- Coordinate final inspections prior to DLP expiry and prepare DLP completion reports
- Support release of performance bonds, retention monies, and final completion certificates
- Handle authority-related defects and coordinate re-inspections where required
- Manage emergency defect issues impacting safety, services, or building operations
- Prepare regular DLP progress reports, risk assessments, and forecasted closure schedules
- Maintain proper documentation, correspondence, and photographic records for all DLP activities
Qualifications and Experience:
- Bachelor’s Degree in Civil Engineering, Construction Management, or equivalent
- 12 or more years of experience in building construction projects, with at least 4 years managing DLP or close out works in UAE.
