About the Role:
Build Mode is seeking an experienced and highly skilled Senior Project Manager to join our team, specializing in joinery and fit-out projects across the residential, commercial, F&B, and hospitality sectors. This senior-level position requires a seasoned professional who can oversee all phases of project delivery, including planning, execution, monitoring, and closure. The ideal candidate will have extensive experience managing complex projects, working with clients and stakeholders, and ensuring that all project requirements are met on time and within budget. Only candidates with significant experience in joinery/fit-out projects will be considered.
Key Responsibilities:
Pre-Contract Responsibilities:
Project Planning: Lead the planning phase for projects, developing detailed project plans, schedules, and resource allocation strategies.
BOQ Preparation: Supervise the preparation of Bills of Quantities (BOQs) and ensure accurate item breakdowns to facilitate competitive bidding.
Cost Estimation: Provide high-level cost estimates and financial projections, considering factors such as labor, materials, finishes, and equipment.
Tender Analysis and Negotiation: Oversee the tender process, ensuring competitive bids and managing contract negotiations to secure the most favorable terms.
Post-Contract Responsibilities:
Project Execution and Supervision: Manage and supervise the execution of projects, ensuring compliance with contracts, specifications, and schedules.
Payment Certification: Review and approve interim payment certificates, ensuring compliance with contract terms and accurate financial reporting.
Variation Analysis: Manage and approve variations, evaluating their impact on project schedules and budgets, while liaising with stakeholders.
Cost Control and Reporting: Monitor project costs against budgets, ensuring timely reports and advising on cost-saving measures when necessary.
Client Management: Maintain regular communication with clients, contractors, and project teams to ensure smooth project delivery and client satisfaction.
Final Accounts Settlement: Oversee the settlement of final accounts, ensuring all costs are reconciled and the project is completed within financial and operational parameters.
Requirements:
Proven experience as a Senior Project Manager in the joinery and fit-out industry.
Strong leadership abilities, with a track record of managing multidisciplinary teams and large-scale projects.
Extensive technical knowledge of BOQ preparation, estimating, cost control, and project management.
In-depth understanding of project scheduling, procurement, and tendering processes.
Strong communication and interpersonal skills to effectively manage clients, contractors, and project teams.
