Associate – Development

Job Purpose

The Associate – Development supports the execution of real estate development projects across their full lifecycle, from inception and feasibility through design, construction, and handover.

The role involves assisting in market research, financial modelling, and feasibility studies to evaluate development opportunities, while helping ensure compliance with regulatory requirements.

The Associate will support budgeting, financial tracking, and cost management, and coordinate design and planning activities with architects, engineers, and consultants. They will assist in monitoring construction progress to help ensure quality, timelines, and budget adherence, while supporting communication and coordination with stakeholders, including investors, government agencies, and contractors.

Roles, Responsibilities & Duties

Project Inception & Feasibility

  • Support the identification and evaluation of development opportunities through market research and site analysis.
  • Assist in conducting feasibility studies, including financial modelling and preliminary risk assessment.
  • Contribute to the preparation of project briefs, business plans, and investment summaries.
  • Help ensure compliance with zoning, permits, and entitlements in coordination with relevant authorities.

Financial Management

  • Assist in tracking project budgets and monitoring costs to support financial efficiency.
  • Support the preparation of financial projections, cash flow analyses, and ROI calculations.

Design & Planning Support

  • Coordinate with architects, engineers, and consultants to support the design process.
  • Assist in reviewing conceptual, schematic, and construction drawings for alignment with project requirements.
  • Help ensure designs adhere to programme, aesthetic, and financial objectives.

Construction Support

  • Assist in contractor and vendor coordination under guidance from senior management.
  • Support site visits and construction progress tracking to ensure timelines and quality standards are maintained.
  • Help identify and report issues or delays to the project team.

Stakeholder & Consultant Coordination

  • Support communication and coordination with internal teams, consultants, and external stakeholders.
  • Assist in maintaining effective relationships with investors, government agencies, and other key parties.

Risk Management & Problem Solving

  • Help identify potential project risks and support senior team members in developing mitigation strategies.
  • Assist in addressing project challenges and implementing recommended solutions.

Project Close-out & Handover

  • Support the handover process by tracking punch list items and ensuring documentation is complete.
  • Assist in compiling post-completion reviews and lessons learned for future projects.

Reporting & Communication

  • Prepare regular updates and reports for the project team and senior management.
  • Maintain clear and timely communication with project participants to ensure alignment and transparency.

Qualifications

  • Bachelor's degree in Real Estate Development, Urban Planning, Construction Management, Architecture, Engineering, Business Administration, or a related field.

Experience

  • 3–5 years of progressive experience in real estate development, with a proven track record of managing projects from inception to completion.
  • Strong understanding of real estate financial analysis, pro forma development, and budgeting.
  • Excellent knowledge of local zoning regulations, building codes, and permitting processes in Egypt.
