Role Overview:
A leading international project management and consultancy organisation is seeking an experienced Associate Commercial Director to support the delivery of a major, high-profile development programme in Riyadh. The successful candidate will provide strategic commercial leadership across a diverse portfolio of projects, ensuring effective cost management, commercial governance, and value optimisation throughout the project lifecycle.
The role requires a commercially astute leader with extensive experience in managing complex, large-scale developments, ideally within the real estate, infrastructure, hospitality, entertainment, or mixed-use sectors. The Associate Commercial Director will work closely with senior stakeholders, project teams, consultants, contractors, and supply chain partners to drive commercial excellence and support successful programme delivery.
Key Responsibilities:
- Provide strategic commercial leadership across a portfolio of complex projects, ensuring alignment with business objectives and programme requirements.
- Lead cost management, commercial strategy, procurement planning, contract administration, and financial governance activities.
- Oversee the development and implementation of commercial controls, reporting frameworks, and performance management processes.
- Manage and mentor commercial teams, providing leadership, guidance, and support to achieve project and organisational objectives.
- Provide senior-level advice on procurement strategies, contract selection, risk allocation, and commercial negotiations.
- Monitor project financial performance, including budgets, forecasts, cash flow, variations, claims, and change management.
- Identify commercial risks and opportunities, developing mitigation strategies to protect project outcomes and maximise value.
- Collaborate with project directors, design teams, delivery partners, and key stakeholders to ensure effective commercial decision-making.
- Support the resolution of contractual issues, disputes, and commercial challenges.
- Ensure compliance with governance procedures, industry best practices, and client requirements.
- Contribute to continuous improvement initiatives, enhancing commercial processes and delivery efficiency across the programme.
Requirements:
- Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, Engineering, or a related discipline.
- Professional membership of a recognised institution such as RICS or equivalent is preferred.
- Extensive experience in commercial management roles within major construction, infrastructure, real estate, or mixed-use development programmes.
- Proven experience leading commercial functions on large-scale, complex projects with significant capital value.
- Strong understanding of international contract forms, procurement strategies, cost planning, and commercial risk management.
- Demonstrated ability to lead multidisciplinary teams and influence senior stakeholders.
- Excellent negotiation, communication, and stakeholder management skills.
- Experience working in the Middle East, particularly on major development programmes, is highly desirable.
