Develop and execute financial strategies to support real estate investments and business growth.
Conduct feasibility studies and financial modeling for new real estate projects.
Provide insights on capital structuring, financing options, and risk mitigation.
Budgeting & Forecasting:
Prepare and monitor annual budgets, cash flow projections, and financial forecasts for real estate assets.
Analyze financial variances and recommend cost-saving strategies.
Financial Reporting & Compliance:
Ensure accurate financial reporting for real estate projects, including income statements, balance sheets, and cash flow statements.
Oversee regulatory compliance, tax filings, and audits related to real estate transactions.
Evaluate potential property acquisitions, developments, and disposals through financial due diligence.
Assess market trends, rental income potential, and return on investment (ROI).
Identify financial risks and develop strategies to mitigate them.
Manage financing activities, including bank loans, mortgages, and investor relations.
Negotiate with lenders, investors, and financial institutions for real estate funding.
Work closely with accounting, legal, and real estate development teams to ensure smooth financial operations.
Lead and mentor a finance team, fostering professional development.
Requirements
Qualifications & Skills:
Education:
Bachelor’s or Master’s degree in Finance, Accounting, Economics, or Real Estate Finance.
CPA, CFA, or ACCA certification is a plus.
Experience:
7+ years of financial management experience, preferably in the real estate sector.
Strong knowledge of real estate accounting principles, investment analysis, and financial modeling.
Experience with property financing, loan structuring, and lease analysis.
Technical Skills:
Proficiency in financial modeling, Excel, ERP systems, and real estate management software.
Knowledge of IFRS, GAAP, and local real estate tax regulations.
Soft Skills:
Strong analytical, problem-solving, and decision-making abilities.
Excellent communication and negotiation skills.
Leadership and ability to work under pressure in a dynamic real estate environment.
Preferred Experience:
Worked in real estate investment firms, property management companies, or construction finance.
