Job Summary:
As a Building Maintenance Technician, you will be responsible for ensuring the proper functioning and maintenance of the building’s infrastructure and systems. Your role will involve performing routine maintenance tasks, addressing repair issues, and ensuring that the business center remains in a safe, clean, and operational condition.
Key Responsibilities:
General Maintenance:
Perform routine inspections and preventive maintenance on building systems, including HVAC, plumbing, electrical, and mechanical systems.
Conduct repairs and maintenance tasks, such as fixing leaks, replacing filters, and addressing minor electrical issues.
Ensure that all maintenance activities comply with safety regulations and building codes.
Facility Upkeep:
Maintain the cleanliness and appearance of the building’s interior and exterior areas.
Oversee and manage janitorial services and coordinate cleaning schedules. Ensure that common areas, restrooms, and office spaces are well-maintained and meet cleanliness standards.
Emergency Response:
Respond promptly to emergency maintenance requests, such as water leaks, power outages, or HVAC failures.
Implement emergency procedures and coordinate with external contractors or emergency services if necessary.
Equipment and Systems Management:
Monitor and maintain building systems, including lighting, elevators, and security systems.
Conduct regular checks and servicing of equipment to ensure optimal performance and safety.
Vendor and Contractor Coordination:
Coordinate with external vendors and contractors for specialized repairs or maintenance services.
Monitor the quality and timeliness of work performed by external service providers.
Inventory and Supplies:
Maintain inventory of maintenance supplies and equipment.
Order and restock materials as needed, ensuring cost-effective purchasing and usage.
Documentation and Reporting:
Document maintenance activities, repairs, and inspections.
Prepare and submit reports on the condition of building systems and maintenance needs to the Facilities Manager.
Safety and Compliance:
Adhere to all safety protocols and procedures to ensure a safe working environment.
Ensure compliance with all relevant regulations, including OSHA standards and local building codes.
Customer Service:
Provide excellent customer service to tenants and staff by addressing maintenance concerns promptly and professionally.
Communicate effectively with tenants regarding maintenance schedules and potential disruptions.
Qualifications:
Education: High school diploma or equivalent; technical certification in building maintenance or a related field is a plus.
Experience: Proven experience in building maintenance or facilities management, with a solid understanding of building systems and maintenance practices.
Skills: Strong problem-solving abilities, excellent communication skills, and the capability to work independently and as part of a team.
Technical Knowledge:
Proficiency in basic electrical, plumbing, and mechanical systems Working Conditions:
