Architecture Engineer – Handover & Asset Readiness
Role Overview
The Architecture Engineer provides owner-side assurance for all architectural elements during the handover and O&M readiness phases of a highly complex, national-scale infrastructure project. The role ensures that architectural systems, spaces, finishes, and building envelopes are safe, compliant, maintainable, and aligned with long-term operational requirements. The engineer participates in risk-based walkdowns, validates as-built documentation, supports integration with existing facilities, and provides recommendations to enhance operational efficiency, lifecycle performance, and future adaptability.
Key Responsibilities
- Conduct architectural walkdowns with Consultants and EPC to verify installation quality, maintainability, and compliance.
- Prepare handover review reports highlighting deviations, incomplete works, and O&M impacts.
- Validate that architectural works comply with approved designs, specifications, and statutory requirements.
- Assess space planning, circulation, and equipment access to support operational efficiency.
- Identify constraints such as insufficient clearances and unsafe access routes.
- Review exit routes, signage, fire-rated assemblies, accessibility requirements, and architectural barriers.
- Recommend corrective actions for non-compliant or high-risk conditions.
- Evaluate architectural elements for long-term durability and ease of maintenance.
- Recommend improvements to support safe access and maintenance activities.
- Coordinate with Civil/Structural Engineers to ensure site grading, drainage, and penetrations do not compromise building envelopes.
- Coordinate with MEP and BMS/SCADA teams to ensure architectural provisions support equipment access, ventilation, and future maintenance.
- Support BIM and CAFM teams by validating architectural as-built models for FM usability.
- Review IFC drawings, as-built drawings, BIM models, and material submittals for accuracy and completeness.
- Ensure architectural documentation aligns with asset registers and O&M manuals.
- Support document control activities to ensure traceability and compliance.
- Support coordination with local authorities for architectural and life-safety approvals.
- Provide technical briefings to O&M teams on architectural constraints, space reallocation, and operational considerations.
Qualifications
- Bachelor’s degree in Architecture, Architectural Engineering, or Civil Engineering.
- Proficiency in reviewing architectural drawings, specifications, and BIM models (Revit and Navisworks preferred).
- Demonstrated ability to balance aesthetics, functionality, maintainability, and lifecycle performance.
- Strong communication and stakeholder coordination skills, particularly in multi-consultant environments.
Experience
- 10–12 years of experience in building design, commissioning, handover management, and O&M-oriented reviews.
- Experience in mega-projects such as airports, hospitals, large campuses, and national infrastructure developments.
Certifications (Preferred)
- Proficiency in BIM platforms, particularly Revit and Navisworks.
- Professional certifications related to Architecture, Facilities Management, Asset Management, or Project Management are considered an advantage.
- Additional training in life-safety, accessibility standards, or building envelope systems is preferred.
